High-Class Villa in Shindisi–Tabakhmela Area

Only a 5-minute drive from Mtatsminda Park and 10 minutes from Liberty Square in Tbilisi city centre. The villa is designed in a vintage style with Baroque elements and French-style beds. It features a unique wine cellar with a fireplace and kitchen.

We offer 3 bedrooms with king-size beds, 3 bedrooms with queen-size beds, and 1 bedroom with two single beds — 7 bedrooms in total, of which 3 are VIP class. Six of the bedrooms have air conditioning and private balconies with brilliant views.

The total living space of this stunning villa is 465 sq.m. The house is equipped with an alarm system and central heating, keeping our well-insulated home warm in winter and cool in summer. The property stands on a 1,200 sq.m. plot of land.

There are 3 VIP rooms, one of which has its own kitchen and access to the backyard. The other two share a terrace with a magnificent view over the city and the Caucasus Mountains. Both have baths, showers, and air conditioning. On the second floor, there are 4 standard bedrooms with French beds and private balconies — 2 overlooking the city and 2 facing the village.

An outdoor swimming pool (10×4 m) adds another touch of luxury to this manor house. During the summer, a cocktail bartender can be arranged at an additional cost upon request. A year-round BBQ area is also available free of charge. The indoor garage accommodates 3 cars, and additional free parking is available at the gate.

The truly impressive wine cellar will make your evenings unforgettable. Firewood for the fireplace is included in the booking price. A breakfast chef can be arranged for an additional fee — please let us know in advance.

Please note: this property is not suitable for wild parties. It is an adults-only space — no children under 14 years old unless a security deposit is provided. We are parents ourselves and understand the risks. Our furniture and fireplaces are valuable, and we appreciate your understanding.

Guest Access

Guests have access to the outdoor swimming pool (available from May to mid-September), the living room, grand piano and piano in the cellar, the wine cellar and dining area, and a fully equipped kitchen.
The pool house — best enjoyed during the warmer months — includes a sauna, shower, WC, a large dining table for 16 guests, a cooker stove, and a brick BBQ.

At an additional cost, we can arrange for a breakfast chef or live classical music (for example, a piano and violin duet). We can also organize Georgian cooking masterclasses and wine tastings upon request.

Other Things to Note

• Please note that the villa is not suitable for parties. The house does not have an elevator, so it may not be ideal for guests with mobility issues.
• Children must be supervised at all times. The stairs are made of natural marble — please ensure children do not run up or down them.
• A security deposit is required for your stay. We sincerely hope to return it in full — we prefer not to deduct any amount for accidental damage to the furniture or décor.
• Check-out is at 12:00 noon. Our cleaning staff begins at 11:00 a.m., starting with the bedrooms. Guests may stay until 12:00, and when possible, until 13:00–14:00, in the cellar, pool house, living room, or garden, depending on availability.
