LULA Villas is an international villa rental listing platform based in Denmark. We connect property owners with guests seeking curated, design-led villas worldwide.
2. Definitions

“User” refers to anyone using the platform, including villa owners and guests.
“Villa Owner” refers to individuals or companies listing a property.
“Guest” refers to users who inquire about or book a stay.
“Listing” refers to the published villa page.
3. Scope of Services
LULA Villas offers a listing platform that allows villa owners to showcase their properties and enables guests to find and inquire about rentals.
We are not a party to any rental agreements. All bookings, payments, and contracts are handled directly between guests and villa owners.
4. Account Creation
To list a property or contact a villa owner, users must register an account. Users must:
Be 18 years or older
Provide accurate and complete information
Maintain the confidentiality of login credentials
Notify us immediately in case of unauthorised access
We reserve the right to suspend or terminate accounts for violations of these terms.
5. Villa Listings
Villa owners are solely responsible for:
The accuracy and legality of their listings
Maintaining up-to-date availability
Setting their own rules, pricing, and terms
Managing guest communication and bookings
LULA Villas reserves the right to remove or modify any listing that violates these terms or misrepresents the property.
6. Fees and Commissions
LULA Villas is currently a zero-commission platform.
We do not charge booking fees or take a percentage of your earnings. However, we may introduce paid features in the future (e.g., premium visibility), and such changes will be communicated in advance.
7. Use of the Platform
You agree not to:
Use the platform for illegal or harmful purposes
Post misleading, defamatory, or infringing content
Attempt to scrape, copy, or reverse-engineer platform features
Use bots or automated systems to interact with our website
We reserve the right to suspend users who misuse the platform.
8. Reviews and Ratings
Only verified guests (those with confirmed bookings) can leave reviews. LULA Villas does not tolerate abusive, false, or defamatory content. Reviews may be moderated or removed if they breach our community guidelines.
9. Intellectual Property
All content on the LULA Villas website—including images, logos, text, and software—is the property of LULA Villas or its licensors. You may not reproduce, distribute, or use any materials without permission.
10. Limitation of Liability
LULA Villas is not liable for:
Any disputes, damages, or losses arising from rental agreements
Inaccuracies in listings or misrepresentations by villa owners
Technical interruptions, data loss, or third-party services
Use of the platform is at your own risk.
11. Privacy and Data Protection
We process your data by our Privacy Policy.
LULA Villas complies with the General Data Protection Regulation (GDPR). Users may request access, correction, or deletion of their personal data at any time.
12. Changes to These Terms
We reserve the right to update these Terms & Conditions to reflect changes to our services or any applicable legal obligations. Users will be notified of significant changes. Continued use of the platform constitutes acceptance of the revised terms.
13. Governing Law
The laws of Denmark govern these terms. Any disputes arising under or in connection with these terms will be subject to the jurisdiction of the courts in Denmark.
14. Villa Owner Verification
To maintain the integrity and trust of the LULA Villas platform, we reserve the right to require valid identification and a clear profile picture from all villa owners who create an account and wish to list a property. This verification process helps ensure transparency and builds confidence with potential guests.
Failure to provide valid identification or a profile image upon request may result in the temporary or permanent deactivation of your user profile and any associated villa listings. LULA Villas is not obligated to provide notice prior to such deactivation.
